Temporarily post address on site. Numbers must be legible and visible from the road or street.
Temporary construction site electrical service must be inspected. Release for service will not be issued unless a portable toilet is on site.
A copy of the approved plans and permit must be on site in an appropriate enclosure.
Specific Items for Inspection
Footing - A footing inspection shall be made after all excavation is complete and all grade stakes and re-bar is in place but before concrete is poured. The inspector checks for proper size and depth of holes and location along with soil conditions.
Slab on Grade - For slab on grade construction, an inspection must first be made on any below-slab electrical, mechanical, or plumbing work that is to be installed prior to backfilling. After backfilling and grading, an inspection shall be made prior to the pouring of the slab.
Floor - For crawlspace construction, a floor framing inspection shall be made after the foundation walls, piers, girders, and floor joists are in place but before any subflooring is installed. An inspector checks floor joists, girders, and bands for proper size and layout. The inspector makes sure the areas under the house are leveled and backfilled, the sill is anchored, and the area is treated for termites.
Framing and Rough-Ins - After the floor framing has been approved, construction may proceed. Framing, plumbing, electrical, and mechanical rough-ins will be inspected. Whenever possible, rough-in inspections will be combined into one site visit except for plumbing which will be done as soon as the plumbing contractor calls due to testing requirements.
Trenches - All trenches for underground electrical, plumbing, or gas piping shall be inspected before backfilling.
Insulation - After all rough-ins have been approved, the insulation can be installed and inspected. Walls, ceilings, and floors will be inspected for proper R-value.
Conditional Power - This inspection shall be made once the electrical is completed but prior to a final inspection. This allows for easier inspection of all building systems prior to occupancy. The building shall not be occupied before the final inspection has been approved and a Certificate of Occupancy is issued.
Final - An inspector will check all building, electrical, plumbing, and mechanical systems for compliance. The building must be 100% complete except for aesthetic items (carpet, wallpaper, etc.) After all final inspections have been approved, re-inspection fees paid, proof of termite treatment has been submitted, and the Operation Permit for the septic system has been issued by the Health Department, a Certificate of Occupancy will be issued. It will be the owner’s responsibility to make all necessary arrangements with the appropriate utility provider for all electrical, gas, and water.
